What the recovery program covers

Tenant identification

Scan your client base for commercial tenants paying CAM. Any client on a gross, NNN, or modified gross lease with a reconciliation provision is a candidate.

Dispute window assessment

Most leases give tenants 1 to 3 years from reconciliation issuance to dispute charges. Identify which clients are inside that window and flag approaching deadlines.

Reconciliation review

Run each reconciliation through the audit engine: 20 forensic detection rules covering math accuracy, classification correctness, and GL and financial integrity.

Findings delivery

Deliver a branded findings report with line-item discrepancies, the underlying math, and the lease provision at issue. Every finding reviewed by your team before the client sees it.

Dispute letter drafts

Each full audit report includes a dispute letter draft grounded in the audit findings and referencing jurisdiction-specific statutes. Tone selector included.

Multi-year lookback

The same formula error that overbilled a client this year typically overbilled them in prior years too. Multi-year lookbacks are included on every white-label tier.

What the audit engine catches

I built CAMAudit to run the same 20 checks on every reconciliation because the most common billing errors are systematic, not random. These are the patterns that appear repeatedly across reconciliation samples from published audit cases.

Math accuracy errors

Calculations in the reconciliation deviate from what the lease specifies, including fee percentages, annual increase caps, and the base amount used to compute incremental charges.

Allocation share errors

The denominator used to compute the tenant's proportionate share excludes certain occupants or uses the wrong area measure, shifting more cost onto the tenant than the lease allows.

Classification errors

Costs the lease explicitly excludes from CAM, such as capital expenditures, landlord overhead, or below-grade work, appear in the reconciliation.

Cost-base inflation

Variable-cost normalization is applied to fixed costs or to items the lease restricts from that treatment, inflating the billable total.

GL and financial integrity gaps

GL-level checks flag capital items billed as operating expenses, vendor concentration risk, period mismatches, and discrepancies between the GL total and the reconciliation statement total.

Compliance and advisory findings

Capital improvement amortization schedules and allocation methodology choices that conflict with lease provisions are flagged as advisory findings for your team to review.

Recovery of past CAM overcharges depends on your specific lease terms, including any audit rights deadlines or ‘binding and conclusive’ provisions, and on applicable state law.

State statute of limitations periods apply to written contracts and range from 3 to 10 years. Your actual lookback window may be shorter based on your lease.
