Calculate your correct CPI rent escalation and detect if a cap was exceeded.
Fill in the fields and click Calculate to see your results.
New Rent = Base Rent × (Current CPI ÷ Base CPI). If lease has a cap, New Rent = MIN(calculated, Base Rent × (1 + Cap%)).
Worked example: Base Rent = $100,000. Base CPI = 250. Current CPI = 260. New Rent = $100,000 × (260/250) = $104,000.
