Angel Campa

Principal SDET & Founder, CAMAudit

LinkedInX / TwitterAbout CAMAudit

I am a Principal SDET (Software Development Engineer in Test) and the founder of CAMAudit. My background is software engineering and quality assurance, not commercial real estate. I brought systems thinking to a market that runs on manual review.

I built CAMAudit because the math errors in CAM reconciliations are predictable. The detection rules are definable. The dispute structure is repeatable. After testing reconciliation samples from published audit cases through CAMAudit, it was clear all of that could be automated.

CAMAudit runs 20 deterministic detection rules against a CAM reconciliation statement and lease. 7 rules use deterministic math. 13 rules use LLM classification. They flag charges the lease explicitly excludes. The partner reviews every finding, then signs off and delivers a branded report to their client.

Partner firms get forensic-grade audit capacity without adding headcount. The partner is the auditor. CAMAudit is the engine behind them.

Recovery of past CAM overcharges depends on your specific lease terms, including any audit rights deadlines or 'binding and conclusive' provisions, and on applicable state law.

State statute of limitations periods apply to written contracts and range from 3 to 10 years. Your actual lookback window may be shorter based on your lease.
