Grow a CAM service in lease admin
Lease admin firms already hold key CAM facts.
They track leases, changes, dates, bills, and client asks. Those facts can support a new CAM service. The firm still needs a clear intake and review path.
This plan has four parts. Score each file. Plan season demand. Set review roles. Then place the report in client service.
Pick the right files
Do not start with every client. First gate each file. Check the client go-ahead, lease chain, CAM bill, date source, scope, and signer.
Then score the files that pass. Use case size, due date, file state, lease work, and client date. Your firm sets the weights.
MRI lists invoice checks and key date work in lease services. Those tasks can support intake. MRI does not set a CAM score.
Use the case intake scorecard. It gives each file a clear route. A score sets queue order. It does not prove an error.
Match demand to staff time
Client interest is not ready work. Keep expected, contacted, promised, ready, and accepted demand apart.
Place ready files beside three staff lanes. Track maker, checker, and signer time. The tight lane sets the safe intake cap.
Accruent lists dates, terms, clauses, and repeat costs as lease fields. Use those fields to test file state. They set no demand rate.
Use the season demand plan. It joins client notes, file dates, queue limits, and staff slots.
Keep four roles clear
The maker builds the source file. The checker tests the work. A topic owner handles hard issues. The signer owns the client answer.
Do not use one broad reviewed box. Save pass, return, hold, or route for each work area. Add an owner and next date to open work.
CBRE lists reports, data, checks, and cost work. Treat them as work lanes. CBRE gives no signoff rule.
Use the review and sign model. It covers source, math, lease terms, open issues, reports, and client send.
Put the report in client service
Use four client moments. They are onboarding, annual review, renewal prep, and issue work.
At each moment, name the client need. Name the report role and proof. Add the promise limit and next choice.
Do not promise a finding or result. A no-finding file should name its scope. A proof gap should name the missing item.
Use the branded report map. It keeps the firm brand, signer, and client choice in view.
Where CAMAudit fits
CAMAudit runs branded CAM audits for lease admin firms. It works behind the firm brand.
The tool can flag review items and cite source lines. Fixed rules run the math. The firm checks each source, term, and limit.
CAMAudit makes a report with your brand. Your lease admin firm reads and signs it. Your firm sends it to the client.
CAMAudit can make the dispute letter draft. Your firm reads it first. This is not legal advice. Ask counsel to read it before use.
Keep this path tied to Practice Growth. The lease resource hub holds the normal topic path. The lease admin page keeps the firm path clear.
Build the offer with the service line guide.
