Deadline tracking

Know the deadline before the window closes

CAMAudit reads the audit-rights clause from your client's lease, pairs it with the state statute of limitations, and shows how many days remain before the right to challenge expires. Every deadline is labelled estimated. Confirm with counsel.

Problem

The problem: audit rights expire while you're busy

Reconciliation season piles up fast. A client file sits in the queue. The lease has a 90-day dispute window from reconciliation delivery. No one tracks the clock. The window closes. The recovery that was there last spring is gone, and so is the engagement that would have followed it.

Solution

The solution: a deadline for every audit file, tracked automatically

CAMAudit computes the deadline from the lease clause plus a state statute-of-limitations table. The tracker shows an alert level: notice at 180 days, warning at 90, urgent at 30, critical at 7. You decide when to act. Export any deadline to your calendar as an ICS file. Every deadline is estimated and labelled confirm with counsel.

Proof points

What this feature gives partners

The tracker reads the dispute-window clause directly from the lease.

Alert levels escalate at 180, 90, 30, and 7 days remaining.

ICS export drops the deadline into your calendar app without CAMAudit sending you anything.

State statute-of-limitations tables cover CA, TX, and NY with validated citations. Other states are flagged not yet validated.

Every deadline is estimated. The tool says confirm with counsel.

The portfolio view shows all your open files sorted by urgency.

Workflow

How audit-rights window works

01

Upload the lease

The dispute-window clause is extracted when the lease is processed. Nothing to enter manually.

02

See the deadline

The tracker computes the date: reconciliation delivery plus dispute window days.

03

Watch the alert

Four thresholds (180 / 90 / 30 / 7 days) escalate from notice to critical.

04

Export to your calendar

One click downloads an ICS file. The event lands in your calendar app, not your inbox.

Catch the overcharges that come back every year

See last year's CAM errors before you start. Find the overcharges that come back. Add up what you can still claim. Send one letter that shows the pattern.

Trace every finding to the lease clause

Each finding shows the lease clause, the statement line, and the math. Open the lease at the page it cites. Sign off before the report goes out.

Skip the lease re-read on repeat audits

On properties you audit every year, the lease usually has not changed. When it has not, CAMAudit skips re-reading it and goes straight to checking the new CAM statement (the landlord's annual cost breakdown).

FAQ

Questions about audit-rights window

Why is every deadline labelled estimated?

The tool computes from the lease clause and a state legal table. Lease interpretation and state law require professional judgment. Confirm the date with counsel before you rely on it.

Which states are validated?

California, Texas, and New York have verified citations in the current table. Other states are included but flagged not yet validated. Treat those as rough estimates until we complete the review.

What happens when the lease has no dispute-window clause?

The tracker cannot compute a deadline without the clause. It shows no deadline and tells you what is missing.

Recovery of past CAM overcharges depends on your specific lease terms, including any audit rights deadlines or 'binding and conclusive' provisions, and on applicable state law.

State statute of limitations periods apply to written contracts and range from 3 to 10 years. Your actual lookback window may be shorter based on your lease.
