Show source gaps and open CAM items on each row.

Keep deal choices and lease advice with their owners.

Bass Berry notes that clinic leases may have control change terms. Some may also require landlord consent.

Counsel must read those terms. The CAM index only flags their presence.

Set the index key

Use this key for each record:

Target + site + lease + CAM year

Do not make one record for the target. Site terms can differ.

The last two fields stay separate. A CAM item is not a deal choice.

Use four source states

Give each file set one state.

Complete

The required signed files and statements are present.

Missing files

A named source is absent. Add its owner.

Needs counsel

A lease term needs legal review.

Needs firm review

The source set supports CAM testing. A reviewer must check it.

Do not hide missing years inside one complete site label.

Test each lease year

Deloitte's 2020 material covers real estate deal checks. It includes CAM, caps, base years, and gross up.

That paper has an owner side real estate scope. Use only its test fields.

For each year, ask:

  1. Does the file hold the signed lease?
  2. Does the file hold all signed changes?
  3. Is the CAM statement present?
  4. Do payment records tie to it?
  5. Are caps and base years clear?
  6. Is landlord support present?
  7. Is any client notice still open?
  8. Does counsel need a clause?

Do not infer missing rights. Put the clause and proof before counsel.
