Map lease costs for 100 days

Move lease exceptions from files to owned actions.

By Angel Campa, FounderUpdated July 15, 2026

I work as a principal engineer. I built the engine behind these audits. Each finding points to the lease clause and the bill line. Your team reviews and signs first.

Map lease costs for 100 days

Carry lease expense issues from diligence into owned actions.

Use three day bands. Give each task a file, owner, gate, and completion record.

The day bands guide order. They do not promise a finish date.

A&M's PE roadmap sets a real estate base before close. It puts action choices in the first 100 days.

Use that sequence, not its case results.

Inherit the diligence record

Start with open rows from the deal team.

Each row should include:

Field Needed entry
Company Legal company name
Site Address or site code
Period CAM statement year
Issue Exact open question
Source files Present or named gaps
Deal choice Recorded treatment
New owner Named company lead
Next gate Review, legal, or accounting

Do not restart a closed test without cause. Do not drop an open source gap.

Use the buyout diligence schedule for the first handoff.

Days 1 to 30

Collect files and confirm owners.

Task Owner Completion proof
Accept deal handoff Company lead Named owner list
Request missing files Finance lead Request record
Match sites and years Your firm Intake log
Copy rights text Firm and counsel Lease page link
Set review scope Sponsor and company Written scope

Stop a row when the signed lease is missing. Stop another when no CAM bill exists.

A&M's CEO guidance ties the first plan to owner goals. That supports named sponsor and company owners.

It does not set a lease audit deadline.

Days 31 to 60

Run source tests and review each item.

Use this order:

  1. Check the lease and statement period.
  2. Run the selected CAM tests.
  3. Link each item to source lines.
  4. Mark missing support as open.
  5. Send legal questions to counsel.
  6. Record the firm's review choice.

Do not contact the landlord from a raw flag. Do not book a change from it.

The KPMG portfolio paper calls for sponsor and company alignment. Your review gate makes that alignment visible.

Days 61 to 100

Choose and document each action.

Action Decision owner Completion proof
Close with no action Company lead Written reason
Request landlord support Company or counsel Sent request
Send dispute letter draft Company and counsel Approved sent copy
Update company records Controller Ledger support
Carry work forward Company lead New owner and date

Day 100 does not close every row. A landlord reply may come later.

Keep open work in the normal company queue. Preserve the source trail.

Use clear work states

Give every row one state.

State Meaning
Inherited Deal team handed off the row
Collecting A named file is missing
In review Source tests are active
Firm approved Your firm chose the next step
Action sent The company sent the action
Closed Final proof records the choice

Action sent proves one fact. The company sent the chosen action.

Walk one sample map

This example is fictional. Assume all names and dates are made up.

North Point Care inherits one open CAM issue at close.

The lease and statement exist. Delivery proof is missing.

Day band Task State Owner
1 to 30 Request delivery proof Collecting Finance lead
31 to 60 Test supported charges In review Your firm
61 to 100 Choose landlord action Not started Company lead

The last task cannot start from a raw flag. Firm review must finish first.

If proof stays missing, the row remains open. The calendar does not fill the gap.

This sample shows order only. It predicts no outcome.

Keep the service recurring

Move open rows into one queue after day 100. Add future years there too.

Set a file request when each new statement arrives. Check rights text before setting urgency.

Keep each action row alive

The action map is the working record. Its current owner takes the next step.

After day 100, send ready years to the portfolio review queue. Put each proof state in the lease cost charter.

Some rows begin before close. Keep their buyout diligence schedule source trail.

The Practice Growth hub helps route outside work. The transaction advisor hub holds more deal records.

Where CAMAudit fits

Private equity advisors can add this action work. Tie it to the action map.

Your firm owns the map and its review gate. The company owns the final action.

CAMAudit reads files tied to one action row. It can run the supported CAM math.

The branded CAM audit carries each checked finding and source line. Your firm reviews and signs it.

The controller records any book change. Counsel owns the landlord message.

An approved action may use a dispute letter draft. Your firm checks it before release.

It is not legal advice. Have counsel review before sending.

Write the handoff in the service line guide.
