Dental-specific plumbing — chair supply lines, suction systems, and specialized drain connections — is generally a direct tenant cost and should not appear in the common area pool. If your landlord includes dental plumbing maintenance in CAM, check your lease exclusions for tenant-exclusive systems.
What is the most common CAM error for dental practices?
Misclassification of suite-specific systems as common area maintenance. Dental suites require specialized electrical, plumbing, and HVAC that serves only that suite. When those maintenance costs appear in a shared CAM pool, tenants pay a portion of costs that should be entirely theirs — or entirely the landlord's responsibility.
How do I find my audit rights window?
Search your lease for "audit rights," "examination rights," or "right of inspection." The clause typically specifies how many months after receiving the reconciliation you can request an audit — most commonly 12 to 24 months. Act before the deadline closes.
