Add medical lease cost advice
Add lease cost advice as a separate client service.
Do not blend it with patient revenue work. Give each lane its own files and owner.
HFMA says RCM covers patient service revenue. Claims and collections belong in that lane.
Landlord charges come from a different source set. They need the lease and CAM statement.
CAM means common area maintenance. It covers shared property costs under a lease.
Draw two firm lanes
Use this map before you pitch the service.

This line protects scope. It also makes the client request easier.
The lease cost lead needs no patient claim file. Ask only for site cost records.
Screen each leased site
Start with one row per medical site. Then ask six short questions.
- Does the client lease the site?
- Does the file hold the signed lease?
- Does the file hold each signed change?
- Did the landlord send a CAM statement?
- Is the statement date known?
- Does the client want a cost review?
Base rent alone is not enough. AAFP tells practices to study lease terms.
Its guide also names common areas and insurance duties. Those items may affect space costs.
That source is from May 2010. Use it for cost scope, not current rates.
Give the screen four results
Every row should end with one clear result.

Do not force a row into Fit. A missing lease is a real stop.
The same rule applies without a CAM statement. There is no charge set to test.
An old notice date needs care. Do not call rights expired yourself.

Build the intake packet
A ready lease cost packet has five parts.
- Signed lease
- All signed changes
- CAM statement
- Landlord cost support, if held
- Proof of statement delivery

That page is a broker guide. Do not use its figures as firm facts.
Ask for general ledger detail when available. It can show billed cost support.
Do not ask for claims or patient balances. They do not prove landlord charges.
Walk one sample screen
This example is fictional. It is not a client result.
Lakeview Imaging leases one medical site. The name is made up.
The firm holds the signed lease. It also holds the latest CAM statement.
One signed lease change is missing. The statement delivery email is present.
The screen result is Needs files. The missing change gets one named owner.
The team does not start lease math yet. It first gets the signed change.
Now assume the change arrives. One notice clause still has unclear meaning.
The row moves to Counsel review. It does not move to Fit.
This path makes the stop visible. It prevents a sales promise without firm scope.
Package the client work
Sell a defined review, not a broad cost claim.
The client packet can include these parts:
- File state and scope note
- Lease term summary
- CAM charge review
- Source-linked review items
- Branded client report
- Clear next decisions
Do not promise a finding. A sound review may confirm the billed charges.
Your firm still has a useful source record. The client can use it later.
