Sell a CAM readiness review

Define the offer
Sell one clear output. Give the client a readiness score and file request.
Keep the later CAM audit outside this first scope. The audit reviewer still owns its findings and judgment.

Check the file chain
Start with signed documents. List each file before scoring it.
CLA lists expense statements and support records for CAM review.
Ask for these items:
- Signed base lease
- Signed amendments
- Signed riders and addenda
- Referenced exhibits
- Current CAM statement
- Held landlord backup
- Statement delivery proof
- Notice clause and notice address
- Client decision owner

A missing governing amendment is a stop. An optional backup gap may need proof.

Score four parts
Score each part from zero to two. This is an original firm framework.

Do not total the score yet. First apply the stop rules.

Apply three gates
Use three outputs. Each output gives one client action.
Ready
All four parts score two. No stop rule applies.
The firm can offer the next CAM review. The score still promises no finding.
Needs proof
No part scores zero. At least one part scores one.
Send one file request. Name the missing proof and its owner.
Stop
Any key part scores zero. A stop also applies when dates conflict.
Do not offer the audit yet. Send the exact file gap instead.
Walk three files
These examples are fictional. They are not client results.

Oak can move to a later audit. Pine needs one named record. Elm cannot clear the chain gate.
No example assumes savings. No score predicts a finding.
Send one request
Give the client one short request. Do not send an open wish list.
Use this order:
- Name the client and site.
- Name the missing file.
- State why the score needs it.
- Name the person who should send it.
- Set the next check date.
If the file needs proof, use the QA queue. Keep the open item visible.
